Are you negotiable on your offer price?The answer to this is not always but sometimes. However, for it to make sense for our business, we must be very careful about the investments we make. If there is some additional information you provide that will help us revise our offer, we’ll gladly reconsider our offer price. We do our best to pay you as much as possible, while still making sense for our company. If you are only interested in getting a full retail value for your property, we are most likely not your best option. To get top market value, you’ll most likely need to contact a local real estate agent with extensive marketing experience, wait for the right buyer to come along, and usually wait for a longer period to sell…especially at retail prices.
Are you able to buy my property with cash?We use the industry standard term “cash”, but in most cases, you’ll get paid through a title/attorney/escrow company that will handle the paperwork for the transaction. They will arrange to pay you directly from your choosing by wire transfer, check, or cashier’s check when the transaction closes.
Can I sell the property As-is?Yes, you will be selling us the property as-is. All we ask is that you provide us any information you have about the property. We’ll generally ask you a short list of questions about the property. We understand that some owners have no knowledge about the property and that is ok. We’ll never ask you to do any work to the property before the sale is completed. We know that we’re buying it just as it is now.
How do I accept the offer I received for my property?The best way to move forward is to sign and send us back the purchase agreement by email, text, or mail. We can also send you the agreement by email to sign electronically. It’s always a good idea to give us a call as well to let us know you are accepting the offer. That way we’ll be able to keep an eye out for it. If you have any questions about the offer, just call or email us so we can discuss it.
How fast can you close?We close as soon as the paperwork can be completed. In most cases, this is 14 to 30 days. We always use a title company or attorney to coordinate the transaction. Sometimes they will require some extra time to complete the title search. The companies we work with know that we want to close as quickly as possible. The bottom line is that we are ready to close as soon as the transaction paperwork is ready.
I have never been to the land. Will you still buy it if I don’t know anything about it?Yes, we will buy your property if you’ve never been to the land or know nothing about it. In fact, this is a common situation. We do all our own research on the properties we buy. There is no need for you to provide any specific information to us about the property. We’ll take care of it all.
I own other properties too. Will you consider buying them as well?Yes, we are interested in buying your other properties.
